City of Huntsville and Land Trust of Alabama Partner on New Greenway Master Plan FOR IMMEDIATE RELEASE November 1, 2016 (Huntsville, AL) – Mayor Tommy Battle announced a new partnership with the Land Trust of North Alabama to revise and expedite a master greenway plan for pedestrian connectivity across the City of Huntsville. Huntsville has constructed about 24 miles out of an ambitious greenway plan that calls for nearly 200 miles of connections. The plan, more than 10 years old, reflects a time when greenways were viewed as recreational amenities. The BIG Picture planning process revealed that citizens, businesses, and planners expect greenways to offer a mix of safe commuter routes as well as connections for recreation and play. “We heard citizens loud and clear say that greenways are a priority,” said Mayor Tommy Battle. “After looking at the BIG Picture feedback and examining the rapid construction of new greenways and multi-modal lanes in other cities, we decided to update our plan to better reflect the public’s desires and to determine how we are going to pay for these pedestrian networks. The Mayor says no one knows more about building trails and greenways than the Land Trust of North Alabama. Director Marie Bostick is the City’s former director of planning and the architect of many of Huntsville’s greenways. “Marie is the right person to support and lead us in this effort,” said Mayor Battle. “By leveraging our resources together, we can make greater progress.” The City agreed to pay the Land Trust $125,000 per year for five years to help develop a new greenway plan and to provide assistance in securing funding for its implementation. “I am excited about this opportunity and what we can do for the citizens of Huntsville,” said Bostick. “The Land Trust is out there on a daily basis thinking about connections and about the system that is on the ground. We understand the importance of the economic development side of greenways, trails and open spaces, and how they can benefit community and businesses.” Long-Range Planner Dennis Madsen says the partnership gives his department added planning capacity and the ability to bring in more private support for faster implementation. “When you look at the cities with successful greenways – Chattanooga, Indianapolis, and Atlanta’s Beltline – they enlisted public-private partnerships in response to public will,” said Madsen. “The Land Trust is a well-respected organization in the business of connecting people, land and places. They have a strong history of fundraising and will help us accelerate our greenway buildout.” The Land Trust agreement includes assistance with greenway planning preparation and mapping, identifying funding sources - philanthropic as well as grant applications - and working with landowners on acquisition. “Greenways are incredibly popular and people want more of them,” said Madsen. “This is a chance to give them exactly that.”

People who need to reduce income taxes or pass assets on to the next generation with the least tax impact can use a lead trust to do both while also benefiting your church fundraising efforts. The current poor economy provides a climate for some planned giving techniques to yield greater benefits than any time in recent history. One example is the charitable lead trust. A lead trust is normally funded with income-producing assets. In one model, the trust pays a stipulated percentage for a certain number of years to a charity. At the end of the designated time frame, the trust assets either revert to the donor or are passed to children or grandchildren. If you are a church leader interested in church fundraising, you'll want to pay special attention because lead trusts are funded with an average of five million dollars. What could your church do with an income stream of 5-10% on 5 million dollars paid for 5 to 20 years? A lead trust can be a solution for people who have specific problems or goals. For example... --They've received a large bonus or just sold a business and need a large current tax deduction. --They have a stock portfolio that has decreased substantially in value but feel certain that the stocks will rebound in time. --They have a large estate that will be taxed at 50%+ and they want to pass their estate on with little or no inheritance tax. --They have a large estate and don't want to dump significant wealth all at once on children who may not yet be financially responsible. So why is a lead trust such a good deal now? One of the components of the formula that computes the income tax deduction a person gets is the Applicable Federal Rate, AFR for short. Due to the decline in interest rates, the AFR has reached record lows. The lower the AFR the higher the tax deduction. Charitable lead trusts have many applications and can simultaneously create major gifts for your church.

It will leave on the 23rd Dec 2012 and will send a road convoy of much-needed vehicles and supplies from Britain. In order to maximise the limited funding, we will be purchasing the medicines and other equipment in Turkey. Our convoy will hand over the vehicles at the Syrian border and return to Britain before the New Year. We are a group of international humanitarian activists who have significant and practical experience in land convoys to Iraq, Gaza, Darfour, Libya and Syria. Our primary objective is humanitarian and our group has no political agenda. We have already sent two successful convoys in the second half of 2012. The first convoy which left in August enabled us to forge agreements with the Turkish government to legally transport vehicles and equipment over the Turkish/Syrian border to the Aldana clinic which we have been supporting alongside the Libyan Red Cross. The second convoy took place in September in which we successfully delivered a total of 17 vehicles full of medical equipment and other urgent supplies including clothing and baby food. At the point of announcing this press release, we have received 25 vehicles with around 50 convoyers interested to take part in our next convoy. The group currently consists of individuals from different cities who vary in backgrounds but we are looking for a mechanical and media team to join us. Our volunteers in the previous convoys included both genders from a wide range of ages, nationalities, faiths, ethnicities and backgrounds. Their professions varied from drivers, university lecturers, medical doctors, plumbers, journalists to car mechanics. As we approach the end of the term we reflect on our service with Project Conserve and the Southern Appalachian Highlands Conservancy. We are incredibly thankful for all of the support, knowledge, and love that we have encountered in the past two years (1 for Kana, 2 for Caitlin). This great story includes some of our favorite things about working with the Southern Appalachian Highlands Conservancy. Top Ten Reasons Why SAHC is the BEST Host Site 1. Friends The people working for and associated with SAHC are awesome. We are thankful for the opportunity to work with folks who we also want to spend time with outside of work. We always have a great time whether it's For Love of Beer and Bowling nights, Taco Tuesday trains to Mamacitas, Thirsty Thursday baseball games, and Triple D nights filled with dinner, drinking, and dancing. 2. Inspiring Our coworkers provide endless inspiration for us, the AmeriCorps, as we enter into the conservation field. Being surrounded by so many incredible women who are impacting the future of WNC conservation work is inspiring because historically it's a field dominated by men. Don't get us wrong, we love and appreciate the fellas in our office, but the women are awesome! 3. Work There are many components that allow SAHC to function. From outreach, stewardship, finance, land protection, farming, and communications we each have our individual responsibilities, but depend on the success of one another to continue moving forward. Negotiations can be challenging, people can be particular, and funding is hard to come by, but knowing that a beautiful view, grassy bald, or significant plant or animal habitat is going to remain undeveloped is a great feeling at the end of the day. At SAHC we also make sure that when we reach a goal or close on a large project that we celebrate them! 4. Love We love what we do. We love who we do it for. And we love each other. 5. Creativity Each staff member's background plays a key role in making SAHC successful. Everyone has their own creative way of approaching a problem and brings something different to the table. From finding the next land protection project to thinking of new outings and fundraisers-- ideas are welcome from everyone's desk. 6. Innovation SAHC is a front-runner in the conservation world. We set the bar high and achieve goals that set SAHC apart from other conservation organizations. For example, our "For Love of Beer and Mountains" partnership with Highland Brewing Company and the US Fish and Wildlife Service, our Community Farm and Food project including our Farmer Incubator Program, and our meaningful relationships that we have forged with businesses, media, and landowners in our community are what make SAHC a leader in conservation and an inspiring work environment. 7. Fun This land trust sure knows how to party...and it's not only because we are partners with the best brewery in town! SAHC has figured out the balance between work and play making each day at the office or in the field something to look forward to. Work events don't feel like work. We make sure to celebrate successes and also have fun after 5 o'clock! 8. Landscape Just Google "Highlands of Roan" and you'll see! 9. Support As AmeriCorps we are constantly thanked for everything that we do at SAHC – from staying two minutes after everyone else to pack up grapes at a board meeting to planning the biggest event of the year. Little things like love notes on our desks, bars of chocolate on hump day, and paying for our bowling shoes on staff bowling night are ways that THE BEST HOST SITE makes us feel appreciated! 10. Opportunity All of the knowledge, skills, and support that we have received during our service term have enhanced our experience as AmeriCorps members and has better prepared us for the next phase in our lives. Our experience at SAHC extends beyond what is written in our job description and outlined in our work plan. We have seen how a high functioning nonprofit sustains itself through the hard work and dedication of many individuals.

Should You Add a Charitable Remainder Trust to Your Estate Plan?

http://wfplaw.com Many of my clients ask me if they should consider adding a charitable remainder trust (CRT) to their estate plan without actually understanding what it truly is and what it actually accomplishes. There are two types of charitable remainder trusts: a charitable remainder annuity trust (CRAT) and a charitable remainder unitrust (CRUT). A CRAT is a trust in which a fixed percentage or dollar payment is paid to the Grantor annuitant at least once a year. The annual payment must be no less than 5 percent and no more than 50 percent of the initial fair market value of the trust property. The payment may either be for the lifetime of the beneficiary or for a period of 20 years or less. The payment may not increase or decrease during the term of the trust, nor may additional gifts be made to the trust. Following the death of the annuitant, the remainder is transferred to the charity or is held in trust and distributed for the charity. A typical CRAT would, for example, pay a $5,000 annual payment to the Grantor from an initial one-time gift to the CRAT of $100,000. A CRUT has the same requirements as the CRAT, except that the annual payment is a fixed percentage that must be reset each year upon the revaluation of the trust property. The annual payment will increase or decrease, depending on the value of the trust assets. A limited exception to this rule is that the Grantor may take the lesser of the trust income or 5 percent of the trust assets. The CRUT also permits additional gifts to be made to the trust. A typical CRUT would pay 5 percent of the fair market value of the trust as determined on December 31 of the prior year, payable in 12 monthly installments. While the percentage would remain the same, the dollar amount received from the CRUT by the Grantor would change each year based on the increase or decrease of the value of the trust assets. Generally, for either type of trust the remainder must be at least 10 percent of the fair market value of the assets transferred to the trust. Both types of trusts provide income and estate tax benefits for the Grantor. The value of the charity's remainder interest is a deductible charitable contribution on the Grantor's individual income tax return for the year in which the asset is transferred to the trust. Any unused deduction can be carried over for 5 years. If the CRT is established upon the death of the Grantor, it will generate an estate tax deduction for the remainder interest. Pairing the CRT with a large life insurance policy can result in a larger estate passing to the Grantor's beneficiaries than would have been able without the CRT. CRT's can be very valuable estate planning and tax reducing tools, if implemented correctly. In order to determine if a CRT is right for your situation, you should set up a meeting with your estate planning attorney, your CPA and your life insurance agent. These professionals, along with your financial advisor, will be able to assess your financial situation and get the right plan in place for you. Estate plans are not cookie cutter molds and should not be drafted in a one-size-fits-all manner.

The Miami Workers Center, a social justice 501 © 3 non-profit, is launching a Kickstarter campaign called the Miami Gamers Initiative to create a gaming space that will raise money for affordable housing for residents of Miami affected by slumlords. It will feature equipment that the competitive gaming community will be able to use for different tournaments and events. “I know a lot of people will wonder what videogames have to do with affordable housing,” says MWC Organizer Adrian Madriz, “but the reality is that affordable housing is the #1 issue perpetuating poverty in the City of Miami, and it’s the reason the economy has room for slumlords who subject their residents to destitute living conditions that belong in another country. If poverty reduction is our priority, which it is, then our fundraising efforts, regardless of what form they take, have to benefit that specific cause.” The Kickstarter is part of a comprehensive capital campaign that aims to create what is called a Community Land Trust (CLT). A CLT is a financial vehicle that allows a family to own a house without having to own the land underneath, thus making it more affordable. Once the CLT has been created, families can be transitioned out of slumlord housing into an affordable, quality home. The CLT idea was chosen by members of the community as their preferred method for dealing with the slumlords. “We really like it.” says slumlord resident Gaynisha Williams. “It gives us the ability to take back control of our living situation.” Creating a CLT requires a large pool of initial capital to acquire land, and then ongoing capital to maintain quality and affordability. The Miami Gamer’s Initiative would aid in providing a consistent source of revenue for that purpose. The Miami Gamer’s Initiative aims to use the funds from the Kickstarter to acquire the necessary equipment to turn the MWC office into a world class tournament space, featuring the necessary set-ups, streaming abilities, and automated bracket monitors. “The hope is that we’ll be able to create a regular tournament scene that will come to our space throughout the week for good times that benefit a great cause simultaneously.” Says Madriz. “And ultimately, that’s what non-profit development is all about—tapping into the structure of the local economy to benefit the cause, and Miami’s economy is all about having a good time. Providing a space for residents to do that as a permanent fundraising vehicle is a no-brainer.” Specifically, MWC hopes to reach out to the massive community built around Super Smash Bros. “The Smash scene is fascinating in so many ways,” continues Madriz, “They have managed to extract new gameplay styles out of 14 year old games and have created one of the most brutally difficult sports on Earth as a result. And everytime people think it’s impossible to create new meta, someone manages to do it. So in essence, following the scene is a Master class in learning how to overcome the impossible and innovate where innovation is the hardest. That’s what inspired us to take this route with our fundraising efforts. It’s the kind of innovation necessary to defeat poverty, a problem humanity has been trying to fix since day 1. The solution isn’t going to come from the usual suspects of government and charity. It’s going to come from communities that seek out new sources of innovation from unlikely places. And it doesn’t get much more unlikely than Smash.” And what do other non-profits and agencies think of the idea? “We love it.” says Mandy Bartle of South Florida Community Land Trust. “What we need is a new revenue source to be able to fix these buildings and house these people. This is an opportunity to provide a revenue stream and improve the housing stock in Miami.” "The people affected by slumlords are hardworking individuals that defy what is possible every day through their struggle to survive." says Madriz. "Let's do something as a community to lift up those experiences and recognize that struggle. It deserves every ounce of creative energy we have." The Southeast Alaska Land Trust has been working to develop a site plan that will include approximately 75 feet of beach access stairs down to Gastineau Channel and the Refuge, creation of a public parking area, bank restoration and stabilization, and installation of a property kiosk and signage. As residents of Juneau, we’ve seen the positive effects of public recreation areas on our community. The Trust's goal is to establish a dedicated tourist railroad based on the Colebrookdale Railroad. Among the Trust's short- and long-term objectives toward that goal: Completion of an implementation plan; Acquisition and restoration of historic passenger equipment of the 1900-1916 era; Construction of passenger facilities in Boyertown and Pottstown; Integration of passenger service with local events and attractions; Provision of dining and lounge service on Colebrookdale trains; Operation of a steam locomotive; Assisting the County of Berks and the designated freight operator in raising funds to maintain and preserve the line Additionally, the Trust may assist in the operation of a number of trial-run excursions along the line in concert with the designated operator, the Eastern Berks Gateway Railroad. Reduce the chances of that happening with these budgeting tips. Step 1: Plan an ideal budget Sit down with the director and plan out an ideal movie budget. It doesn’t have to be too detailed. Tip A budget is typically divided into four cost sections: talent, production, post-production, and miscellaneous. Step 2: Cut the ideal budget in half Now, tell the director you want to slash the budget in half. He’ll probably be furious, but it’ll help him think in terms of dollars and cents. Tip Hiring film students, shooting digitally, and using unknown actors and cheap locations will bring down the budget. Step 3: Explain all expenses Make the new, cheaper budget include explanations for every single penny the director intends to spend. This version of the budget should be dozens of pages long. Step 4: Delegate the initial investment Delegate the initial investment. Ideally, most of it will go to shoot impressive scenes that will then be used to raise more money for the film. You’ll need a bit of it yourself, though, to finance your fundraising efforts. Tip If you don’t have an initial investment, you’ll need to use money from your own pocket. Make sure that your contract with the director clearly reflects this risk. Step 5: Apply for grants Apply for filmmaking grants. There are institutions the world over that give money to new and independent filmmakers. Find them, and apply for every single grant that they offer, no matter how unlikely it is that you’ll get it. Step 6: Find investors Find investors. Go through your alma mater or professional contacts. Step 7: Present confidently When you do land meetings with potential investors, be confident. Talk up the director, the plot, and the starring actors. Never stray too far from your claim that the movie is a sure thing to make back its investment. Tip If you don’t yet have footage when seeking investors, show them a part of one of the director’s previous films. Step 8: Raise a little extra Raise the money you need for your budget—and then some. Socking away an extra 15% in contingency funds—to help you out if disaster should strike—is a smart idea. Tip If you’re positively loaded with funds, give a little more financial leeway to the director, but save most of it for emergencies and the possibility that the film will go over budget. Step 9: Count every penny Count every penny that the movie spends and that the movie makes. Write everything in your master ledger. This way, you’ll always know where you stand, and if the movie is still on budget. Step 10: Have a backup If and when you have to work away from the actual shoot, have someone you trust—not the director—keep track of everything. Did You Know? The 1963 film Cleopatra was originally given a budget of $2 million, and wound up costing $44 million— that’s over $300 million in current dollars.

History: In 1920, well-to-do Buffalonians Charles and Florence Kennedy of Forest Avenue bought 400 acres in Wales and named the estate Kenneglenn. Over the next few decades they built a large summer home and two smaller cottages to accommodate a growing family, cousins, nieces and nephews, and in time grandchildren. Helen Kennedy Tirrell, daughter of Charles and Florence, writing in her 1946 reminiscence Memories for Molly, recounted her childhood adventures at Kenneglenn. In 20 marvelous longhand pages she paints portraits of a world as close to paradise as a youngster could get: of hikes and sleepovers and games and family togetherness all centered around this magnificent piece of land. But in time the family began to scatter—to California, to Minnesota, to Maine—and visits to Kenneglenn became less frequent. Gradually, with the death of the elder Kennedys and Helen Tirrell, a few pieces of Kenneglenn were sold until only 131 acres and the summer cottage called Hillcrest remained. The Tirrell family, Helen’s husband Stan, and children Susan Fagrelius, Priscilla Bisher, David and Hugh Tirrell, faced an important decision. They knew that they wanted a part of Kenneglenn to remain green and wild and open, to some degree, to the public so that everyone could experience its beauty and serenity. And they feared that their land, lying so close to Buffalo and the suburbs, would attract offers from developers. A scenario with Kenneglenn divided into small housing lots or a tract development was not unreasonable. Susan Tirrell Fagrelius went to work. She contacted then Wales Supervisor Mary Weinman and hatched a plan whereby the town would buy Kenneglenn for a town park. Unfortunately, town residents turned the plan down in a 1999 referendum. Undaunted, Susan got in touch with a grass roots committee called the Friends of Kenneglenn, led by Reverend Jack Prinzenhoff and his wife, Mary. The Friends connected with the Land Conservancy who partnered with the Trust for Public Land and together they launched a campaign to raise money to buy the land from the Tirrell family at a more than reasonable price. In 2000, the Western New York Land Conservancy, the Friends of Kenneglenn, and The Trust for Public Land mounted a $400,000 capital campaign to raise funds to purchase the Kenneglenn Estate. Through the successful fundraising efforts of this collaborative group, the Land Conservancy purchased the Estate in 2000 and established the Kenneglenn Scenic and Nature Preserve. Then, as Kenneglenn caretaker Jack Prinzenhoff says in his brief but delightful history called The Genesis of Kenneglenn, in “On July 17, 2000, members of the Kennedy family, members of the Friends of Kenneglenn, and some directors of the Land Conservancy gathered at Hillcrest for a ‘passing the property and its stewardship’ ceremony.” Today, the Land Conservancy’s offices are located at Kenneglenn. The preserve is still one of the Land Conservancy’s most scenic and cherished properties. Stakeholder Input into Bushfire Management Planning - Barwon Otway Risk Landscape

A key focus for the Department of Environment, Land, Water and Planning’s (DELWP) Barwon South West Region has been to facilitate stakeholder input into strategic bushfire management planning through the establishment of stakeholder advisory and reference groups. Key to this has been engagement that considers a long term, strategic vision and direction, with a focus on developing fuel management strategies that better consider the range of values and interests at risk from bushfire. The Barwon-Otway bushfire risk landscape team convened a Bushfire Strategy Advisory Group (BSAG) to facilitate stakeholder input into the Strategic Bushfire Risk Assessment & Strategy Selection (SBRASS) project from late 2013 to mid-2015. As part of the project, the Advisory Group identified a range of options to manage bushfire risk, and values of interest that may be positively or negatively impacted by bushfire. The Advisory Group then participated in a structured decision making process to identify their preferred management strategies, the outcomes of which can now be used to inform the development of future fuel management strategies that reflect stakeholder aspirations and values of importance. In this video, DELWP Analysis and Monitoring Team Leader (Barwon-Otway) Tim Gazzard, Forrest Neighborhood House’s Gillian Brew, Parks Victoria’s Kate McMahon, and Surf Coast Shire’s Peter Ashton discuss the importance of engaging to better understand community values, increase people’s understanding of bushfire risk, and take a more integrated approach to bushfire fuel management.
