Hi it's Jeff Cameron your family Realtor at HomeSmart here Live from in north Scottsdale. I know its been a while since my last report, I apologize. I have had a lot of personal stuff going on. I commit to being your eyes and ears for the Real Estate Market here in the Metro Phoenix area. When it comes to Real Estate, I want to be your choice for information, advise and action. Can you believe it is March already? Have you seen all the building going on? I am amazed and it is exciting to see! Let's talk about the Real Estate market! INVENTORY IS WEAK(LOW) First, Inventory has not been this low since 2013, remember prices bounced in 2013. I am not calling for a bounce, I don't predict future markets, I interpret today's market. Today there are 13,789 SFR for sale valley wide. Let's put that in perspective, in January 2011, there were over 30,000 homes for sale. Inventory is TIGHT! We have 2.4 month supply based on February's closings, but only 1.9 month supply based on the number of homes sold in February. ACTIVITY IS STRONG There are 9,692 homes in the Pending Status. There is only a 1.4 month supply based on Pending home sales. 5,705 homes closed escrow in February. 7,253 homes went under contract last month. Compared to the closings you can see the jump as we moved into the selling season. PRICES ARE STRONG The Average Price Per Square Foot, APPSF, is $155 valley wide, $241 in Scottsdale and $261 in McDowell Mountain Ranch. The valley average is up 8% from last year and 1% from last month. BUT WHAT IS HAPPENING OUT THERE? First, the entry level market is on fire. Generally that is under $250,000, but could be different for your area. Unlike 2005, buyers are not just buying any home and running the price up. They are paying for upgrades, improvements and modern styles. Many of my home sellers are choosing to upgrade their home prior to selling. Let me point out there is a difference between upgrading and fixing differed maintenance! We are seeing large swings in prices of the same floor plan in the same neighborhood based on things such as White Shaker Cabinets verses some type of Maple; modern bathrooms verses dated tile or cultured marble; luxury backyards and a pool. I am shocked to see how many buyers do not want the Tuscan look of travertine and brown granites. So what is happening in your neighborhood to your home? Does it make sense to remodel? What colors? There’s a lot of confusion out there with different rating agencies giving different ratings to an insurance company. You have AM Best, Standard and Poors, Fitch, Moodys, everybody has a different rating system for an Insurance company so what we have done is to clear the air and avoid misunderstandings, we use another tool called the Comdex Rating Score. This is as of June 2014. It takes all of the rating agencies scores and puts them in a pot and rates them on a scale of 1-100. 100 being excellent. Example: Phoenix Life scores 39 out of a 100 and Security Benefit Life scored 46 out of 100. Aviva, which was recently sold to Athene insurance company, also scores low, less than 50, 46 out of 100. Our advise to our clients has been to look for products with high Comdex scores because there is no bias, they take the ratings of all the other rating agencies and obviously you have more than one, two or three agencies rating your financial institution that should be what you should be looking for. For conventional loans, that threshold is at least 20% cash down. If you have access to that much cash without straining, you can avoid the need to pay for PMI (private mortgage insurance). Unison's program partners homebuyers with institutional investors to achieve a large down payment. These institutional investors (university endowments, pensions, insurance companies, and hedge funds) need a vehicle for safe and consistent returns. They are are sitting on billions in cash. On the other end, homebuyers control a traditionally safe and resilient investment vehicle in U.S. residential real estate. Nevertheless, some buyers need the additional cash to avoid the less-glamorous side of mortgages; PMI, and higher interest rates. Unison began pioneering the concept in residential real estate in 2007 and began retail relationships with Phoenix mortgage lenders in 2016. The company has a footprint in 12 other states and plans to add at least 8 more states within the next calendar year. It is important to note that Unison Homebuyer shared down payment program is applicable only to owner-occupied principal residences. The down payment participation funds are not available for second homes, vacation homes, or non-owner occupied investment properties. April 2016 Metro Phoenix and Scottsdale Real Estate Market

Hello and thanks for tuning in. This is my April real estate market report for Metro Phoenix, Scottsdale and McDowell Mountain Ranch Home Sales in March. Oh my, What a Beautiful Day it will be today. I noticed NY cancelled their Opening Day for Baseball due to cold rainy weather. Any of you in cold climates, we can set you up with a vacation home, retirement or investment property. What's happening in the world of Real Estate? 3-D tours are on the verge of booming. Check out my video from March to learn more, there should be a link below. We love Cutting Edge Marketing to give our seller's the UnFair Advantage! We are bringing you 3-D first as we did with Drone video, video tours and video blogging. Now, let's review our Real Estate Market here in Metro Phoenix, Scottsdale and McDowell Mountain Ranch? Every month when I talk about the price per square foot in small market samples, I state that it can be very erratic based on the the low number of sales and the product mix. You know, how many entry level and how many luxury homes are selling. So I thought I would do a 3 month moving average and give you a better example. First, looking at McDowell Mountain Ranch. Comparing this month to last year and last month we are up 6% and 2% respectively. But when we look at a 3 month moving average we see down 2% from last year and down 1% from last month. I tried a 6 month moving average and got similar results. Moving averages even things out so you don't have huge spikes. Looking at the neighborhood at Tatum and Bell in Phoenix, we are down 4% from last year and down 11% from last month. On the contrary, when looking at the moving averages we are up 9% from last year and down 2.5% from last month. What is this telling us? Looking at both neighborhoods we see buyers willing to pay extra and sometimes a lot extra for “turn key,” for recent remodels in today's styles, for views and lot positions. We also see the market penalizing homes for poor upgrades, locations or other negatives. It is so weird to hear a buyer say, “that is so 2008” or “I don't want the Tuscan Look.” In McDowell Mountain Ranch, million dollar home sales can spike the averages. Overall values are kind of flat, but nice homes are selling for high premiums. Let's look at some quick examples in MMR of the same floor plan by the same builder with a pool. Last May we have 2 closings one at $338k and another at $415k. Then, just last November we have the same floor plans selling at $387k and $417k. I will put the links at the bottom so you can see the photos of each. We see a similar trend at Tatum and Bell. When looking at the same floor plan by the same builder here is what I see. Last spring average homes were selling at $240 and $255k. However, a completely remodeled in today's styles home sold for $272K. This spring the average homes are at about $262k and a remodeled home closed at $280k. It was not as nice as the one that sold last year. There is another Pending at $289k and 1 available at $300k. The market is pushing higher. Let's look at the numbers for April 1, 2016 from ARMLS for Single Family Homes(Difference is due to no condos etc..) in Metro Phoenix, Scottsdale, McDowell Mountain Ranch, and Tatum and Bell: We are in season and homes are selling. Sales are up and so are average prices. Are you thinking of buying or selling a home? After taking some quality time with family and friends, I found myself in the office on Tuesday the 2nd back to work. Usually the first week of the year is quite, actually I call the beginning of the year "The Gathering." Our season starts just after Valentine's Day. I speak to many people between now and then about buying and selling homes, but very little activity until after Valentine's Day! Not this year. That first day back, 6 different home buyers contacted me. By Saturday, I had sold 3 homes and was at my 2nd home inspection for the week. Wow, what a start. Buyers actually looking, are seeing homes disappear and prices increasing. They understand, the time to act is now. That was my first week. How was your first week of 2012? We just closed a home here in McDowell Mountain Ranch $8500-12,000 higher than the last 2 recent comps of this floor plan. The market is moving higher. I was looking for a buyer and noticed a Desert Ridge condo I sold as a 2nd home to friends from Seattle for under $130,000 and now you can't buy for under $157,000. Either there has been a bounce of 21% over the last 9 months or we bought way below market value! Did you know, a state Senator from Surprise is trying to repeal the Anti-Deficiency laws here in AZ. I believe this would force more people to Bankruptcy. In lieu of this, Banks should state publicly that they will no longer to a Short Sale for people with assets. Did you know, the Mortgage Forgiveness Debt Relief Act of 2007 expires at the end of 2012. Is a short sale evident for you? If so, don't wait for this tax protection to expire. By the way, this Act only puts home owners on equal ground with investors. Investors don't pay tax for Debt forgiveness when in the same situation as home owners this Act protects. My Short Sale negotiator, Georgi Straton, recently met with Bank of America executives and Michael Orr economist with ASU. They are forecasting this to be the last year of significant Short Sales as the number of struggling home owners is dropping dramatically. My name is Jeff Cameron with HomeSmart coming to you from McDowell Mountain Ranch in north Scottsdale. What is happening in the real estate market? If you are hiding under a rock, you may not know our real estate market is bouncing. So, I am telling you now, check it. When looking at the average price per square foot of a home, here is what we see: May 2012 YTD Metro Phoenix +6.9% +22.8% Scottsdale +3.8% +12.6% McDowell Mountain Ranch -2.9% +18.6% For those of you living in or wanting to buy a home in McDowell Mountain Ranch, I am not crazy. Yes prices continue to rise, but April was a huge bounce and there was a bit of a pull back in May. That does not mean prices went down, just the average price per squre foot. This happens due to the product mix. If you sell more homes with a higher price per square foot and less homes that sell at a smaller price pre square foot if can affect the average down while prices are really rising. My extreme example would be say there was a loft at Kierland that sold last month for $1 million, and it was only 1,000 sf. Then it would be selling for $1,000 per square foot. Now the following month a buyer purchases a custom 5,000 sf home for $1 million. It would have a $200 price per square foot. See how that can change the average without prices being affected? So what is really happening in the real estate market? As many of you know, I work the whole valley. I though we specialize in McDowell Mountain Ranch and Scottsdale, we get referrals all over the valley. This helps me stay in tune to the market as a whole and helps me understand what is happening here in Scottsdale. It was a mazing how Scottsdale realtors had no idea what was happening in 2007-08, while we were ahead of the curve since we work the whole valley. This weekend I sold an investment home in Surprise and last weekend a family home in south Gilbert. Through these experiences I saw how the new home market is on fire. Last month, I reported Gilbert subdivisions were selling out. Well this month here is what I saw in Surprise. Since the beginning of the new year, they have been on fire. Where we bought, they sold 8 homes last week and had a $2,000 price increase this week. Others have also been on fire. New homes have been priced back into the market. Most of these subdivisions and ones where the builder that started went out of business and the new builder bought the lots at tremendous discounts. Walk me through this. Builders today either wrote the cost of their infrastructure down close to $0 or they bought the lots below the cost to improve them. There are a many lots out there owned by investors that picked them up in foreclosure. As sales increase, builders need more lots. They either buy from the investors or develop land. Today's values for a finished home cannot include the full cost to develop the land. So, builders will continue to buy from investors and raise prices until the cost can include the infrastructure cost for new land. This will drive prices higher. We saw a huge spike in values. Last month I said it was 2005 all over again. Things have slowed a bit, values seemed to peak and plateau a bit. We shall see what the future brings. Also, we continue to see buyers willing to pay for views, upgrades and superior condition. This is creating huge variances in comps, confusion and appraisal issues. Hi this is Jeff Cameron from HomeSmart in McDowell Mountain Ranch. Today we will review the home sales for Metro Phoenix, Scottsdale and McDowell Mountain Ranch. Inventor in metro Phoenix grew by 4% last month, but levels are so low. Currently with 10,569 homes on the market this is similar to the inventory in August of 2005. Several years ago there were over 50,000 homes for sale in the valley. There are 14,659 homes under contract valley wide, down 1.3%. We expect to see Pending home sales continue to drop as short sales time for approvals continue to drop. Closed homes in metro Phoenix is 6,144 down from last month. New sales are at 5,691 up from last month. New home listings up to 6,045, this is why the inventory is growing. That is the difference between new sales and new listings is the reason. Average price per square foot in metro Phoenix is $91.89 as of July 2012. This is up 5.5% from last month and 26.4% from a year ago. Average price per square foot in Scottsdale is $175.32 up 15.7% Average price per square foot in McDowell Mountain Ranch is $190.01 up 15.8% from a year ago. Average price per square foot in Metro Phoenix for a traditional sale ( no short sales or foreclosures) is $107.50 up 9.4% from a year ago. Dr. Dan Shapiro a board certified plastic surgeon located in Scottsdale, Arizona who has been in practice for more than 22 years, discusses a common question patients ask when considering rhinoplasty, or a nose job: what is it that you do differently than other plastic surgeons? Many patients come to Dr. Shapiro after reading patient reviews or viewing before and after pictures. Dr. Shapiro uses a different approach toward patients than many other surgeons. At the next visit for rhinoplasty surgery, Dr. Shapiro discusses what he can do for the patient, what they are looking for, and views pictures the patient has brought in to create a vision for the final nose job. In terms of technical approach, Dr. Shapiro virtually always uses the open technique for rhinoplasty. This allows him more precision for performing the rhinoplasty exactly as discussed with the patient with results that won't surprise the patient. Dr. Shapiro has a revision rate of almost 0%, which is the percentage of patients who request a new procedure to fix problems. This is the result of excellent communication about the rhinoplasty procedure and rhinoplasty recovery time. This also comes from attention to detail and an exacting approach. According to Dr. Shapiro, many patients report being very excited and happy with their results, yet no one -- not even family members -- can tell what was done. While before and after pictures can be dramatic, he says the real aesthetic feat is making the nose fit the face perfectly and seem as if it is the nose the patient should have been born with. If you don't have an LLC, there's no annual fee to pay to the state, there's no reporting to be done there. You have no custodial to answer to. So in that case, reporting is very, very minimal for a solo 401(k).

Crash of Piper PA-24 Comanche Kills Six In Arizona (With ATC)

On April 9, 2018, about 2048 mountain standard time, a Piper PA-24-260 airplane, N9456P, was destroyed when it impacted terrain shortly after takeoff from Scottsdale Airport (SDL), Scottsdale, Arizona. The 32-year-old airline transport pilot, student pilot, and 4 passengers were fatally injured. All onboard ranged in age between 22 and 32 and the group was en-route to Las Vegas "to party." The airplane was registered to N9456P, LLC and operated by the pilots as a personal flight under the provisions of Title 14 Code of Federal Regulations Part 91. Night time visual meteorological conditions prevailed, and a flight plan was not filed. The airport destination for the not-happening-anymore Vegas vacation was North Las Vegas Airport (VGT), Las Vegas, Nevada. Earlier that evening, the air transport pilot flew the airplane from VGT to SDL with the intention of picking up the passengers and flying them back to VGT. The inbound flight was his first flight in the airplane. Preliminary information indicated that the flight departed from VGT at 1842, and landed at SDL at 2018. The airplane was equipped with 6 seats. A video surveillance camera at SDL, located on the ramp where the airplane was parked, captured the occupants begin to board the airplane about 2028. The footage revealed that two female passengers boarded the airplane first and were seated in the two aft seats. Next, a male passenger boarded the airplane and initially sat in the middle right seat but moved to the middle left seat when the third female passenger boarded; she then occupied the middle right seat. The student pilot then occupied the front left seat and the airline transport pilot occupied the front right seat. An onboard video posted to social media by the female passenger in the middle row incorrectly depicted the locations of each occupant, because the video was posted as a mirror image. Footage from a midfield surveillance camera on the west side of the runway showed the airplane departing from runway 03, and appeared to indicate that the airplane's wings were rocking during and shortly after rotation. A witness at the airport reported to investigators that she noticed no sights sounds that might have indicated mechanical difficulties. This video, captured by a traffic camera only a half-mile northwest of the end of the runway, shows what happened next. The airplane came to rest in a golf course about a quarter-mile north of the end of the departure runway. The main cabin was mostly consumed by fire. The outboard section of the right wing was separated, and in addition to thermal damage, exhibited substantial impact crush damage. The inboard section of the right wing remained attached to the fuselage, and the majority of the left wing was found separated from the fuselage. The wreckage was recovered to a secure facility for subsequent detailed examination. Something to know about smaller general aviation aircraft: Weight and balance are a big deal and it's very easy to overload a general aviation plane. Additionally, most smaller general aviation aircraft have an "extra" pair of seats. Similar to tent sizes, a four-seater aircraft (with fuel) can realistically fly just two adults with some bags and a six-seater can comfortably handle just four adults and some bags. This six-seater - fueled for a flight to Vegas - was carrying six adults and their bags, and was likely overweight. The NTSB has not yet released a probable cause for this crash, but it would be a big surprise if weight and balance aren't highlighted. This crash was likely very avoidable, and it should serve as a reminder to pilots everywhere that saying "no" in the face of pressure to fly is an essential and life-preserving skill. McDowell Mountain Ranch Home Sales Report for September 2010 Home closings continued their slow trend in September with 11 homes closing escrow. That is up from 9 in August, but the next lowest months were Jan and Feb at 17 each. So home closings are way down. However, Pending home sales, homes under contract, jumped to 50. That was a 35% increase. Homes listed for sale dropped to 94, down 3%. The average price per square foot dropped to 167.00 or down 4.8% from the previous month. Part of that can be due to the low amount of sales and possible product mix issues. But prices are continuing to decline. They are down from 192.39 per sf in January or 13.2% YTD. But again this is just the average price per square foot. Probably one of the better measurements of value. Those are the numbers. But what is happening in McDowell Mountain Ranch? Honestly prices are all over the board. For example, the La Palma Floor plan in Sienna Canyon at MMR Last 2 sales $500k and $605k, can you guess which was a short sale? It was also a nicer home. Pending $360K, $515k and $550K...The good news is there are none available!!! Short Sales are dominating, which is disappointing because they run prices down. Fundamentally, if I could sell you a book today and you get it today, you most likely would pay more than if I sold you a book today and said you might get it in 3 to 9 months. Oh, and BTW with houses you have all time low interest rates. They really can't go much lower and have no where but up to go. Think about it. A buyer can get 4.3% today. If rates went up to 5%. The $40 million, five-year study concluded that CIA officials exaggerated the value of the intelligence they gleaned from dozens of “high-value detainees” held at black site prisons, where they were subjected to so-called “enhanced interrogation techniques” such as sleep deprivation and waterboarding. The committee reviewed more than 6 million pages of top-secret CIA documents and found that the architect of the interrogation program was a retired Air Force psychologist named James Mitchell, an agency contractor who — according to news reports — personally waterboarded alleged 9/11 mastermind Khalid Sheikh Mohammed. The Senate report does not identify Mitchell by name. Mitchell has a signed a non-disclosure agreement with the CIA and was unable to discuss his alleged role in the agency's enhanced interrogation program, but VICE News met up with him in suburban Florida to discuss the Senate's report and one of the darkest chapters of the war on terror.
