A floor plan (floorplan) in architecture and building engineering is a diagram, usually to scale, of the relationships between rooms, spaces and other physical features at one level of a structure. Dimensions are usually drawn between the walls to specify room sizes and wall lengths. Floor plans will also include details of fixtures like sinks, water heaters, furnaces, etc. Floor plans will include notes to specify finishes, construction methods, or symbols for electrical items. Similar to a map the orientation of the view is downward from above, but unlike a conventional map, a plan is understood to be drawn at a particular vertical position (commonly at about 3 feet above the floor). Objects below this level are seen, objects at this level are shown 'cut' in plan-section, and objects above this vertical position within the structure are omitted or shown dashed. Plan view or "planform" is defined as a vertical orthographic projection of an object on a horizontal plane, like a map. This video applies to a commercial or residential construction project.

Many of us find ourselves living in open floor plan homes these days and, if you don't have one, you might be looking for ways to cut away walls and open things up. The open and airy feeling of open floor plans is wonderful, but can present some home decorating quandaries, for sure. o How do I select paint colors when walls are shared between rooms? o Do I have to use the same color paint for the entire open space? o How do I furnish one large room as opposed to multiple smaller, defined rooms? These are but a few of the questions that open floor plans conjure up and can oftentimes cause paralysis..."I don't know how to deal with this space so I won't!" Well, that won't work for the long haul so here are a few ideas for turning your open space into a space to love: Layout If you find you'd prefer to section off an open floor plan into smaller areas, consider flexible room dividers such as decorative screens, trees, or double sided bookcases. These items can be easily moved to open up the space when needed and can define and add privacy on a day to day basis. Keeping your floor plan open does not mean that a room cannot be properly defined. Resist the urge to line the walls of your rooms with furniture creating large gaps between seating areas. Use area rugs and furnishings to define conversation clusters in a living room, for example. You will add warmth and coziness to the space making it much more inviting. If you entertain regularly and need to maximize your seating, consider a daybed or chaise that is open on both sides and can function as seating in two "rooms." An alternative might be a beautiful upholstered bench that can float as seating in your dining room during the holidays and anchor a beautiful piece of art against the wall the rest of the year...storage optional! Color Open floor plan homes typically account for the majority of color consultations performed. All of that wall can be very intimidating when it runs up to a second floor or over into the adjoining room. The key here is harmony in your color palette. While the topic of color requires its own article...or more like a series of articles (stay tuned), it's important to know one thing: all walls do not have to be the same color in an open floor plan. Diversifying your color palette in an open floor plan will add depth and interest to your space. In addition to identifying colors that work in harmony, another key to diversifying is to find the appropriate places to divide spaces. Corners are always a logical start and stop. Inevitably, however, there is almost always at least one wall that is shared. Unless there are architectural elements that can be added to naturally divide the space, identify a color that will transfer well between the two rooms, be it an accent color that is shared or a more neutral color that recedes and allows your furniture and accessories to take center stage. One of the reasons why they are so popular is that they present a simplified lifestyle. Gone are the days of formal living in fixed rooms. Today, the majority of us choose a more relaxed environment. Open plan living is attractive and inviting. It works great for the public areas of your home where you cook, eat and live. As for where you sleep, dress and bathe, you’ll need to create a peaceful and more personal atmosphere. Let’s Talk About The “Pros and Cons” of Open-Plan Living. And Let’s Start With The “Pros”! I’d say that the most significant advantage of open-plan living is a strong sense of space. Because there are fewer walls to navigate around, your home feels more spacious and you have more freedom of movement. That’s especially true if you live in a small house. Here's another advantage of open-plan living: You get extra light. Fewer walls are blocking the daylight, and often there are more windows. Now, Let’s Talk About The “Cons” Of Open-Plan Living! Just like everything else in life, there are drawbacks to open-plan living. The first one that comes to mind is that open-space living can be noisy. If, on the other end, you’re not much of a cook, then design your home to have a larger living area or even a home office if that’s what you need. Whatever you do, make sure to define each zone in your open-plan house. Flooring and furniture can be used to create demarcations between the different zones in your home. For example, delimitate the dining and living zones with area rugs. Or, use the back of a sofa as a divider between those zones. Few more things: Be consistent in the decorating style of your open-plan house. A “Less is more” design approach will look streamlined and sophisticated. Design wise; you should address the different living zones as one room. Consider using the same flooring or the same color scheme throughout, to maximize the feeling of openness. This way, all the elements will visually come together and blend nicely. The interior of your home will feel less chaotic. Having one big space means that you can see the entire place from all sides. A two-bedroom home may not have the dimensions of a mansion, but it can offer plenty of room for a couple, or even a small but growing family. Each bedroom in this layout has its own private bath, which can definitely cut back on the conflict that comes with living in a smaller space. A new family with just one child has the luxury of keeping one bedroom small, as this layout shows, which leaves more room for common areas. The bedrooms in this layout are especially spacious, and include a guest bedroom off the living room. This two bedroom apartment is more like a two and a half bedroom with a small spot in the corner for a pair of bunk beds. The perfect solution for weekend parents or grandparents with the occasional small visitor. The next few options from SSG are different layouts using the same items. Take a look at all the things you can do with just two bedrooms and a few pieces of furniture. A two bedroom apartment can even be elegant as demonstrated in this design, with plenty of open floor space and two private terraces. This apartment has one small balcony and a large outdoor space leading up to the front door, which acts as a buffer for any neighbors that might be tempted to peek in. The space has one en suite bath and a guest bath next to the other room, which again gives credence to the idea of a master bedroom. Just to prove that two bedrooms does not have to mean any sacrifice, take a look at this spacious two bedroom home. With a master bedroom and a large shared space for siblings, plus a huge kitchen and a large back patio, this is plenty of home for a family of three with room to grow. Apartment living doesn’t have to mean giving up the idea of an open floor plan. This apartment has private bedrooms but the kitchen, living room, and dining areas are all allowed to flow together for a very modern feel. The perfect design for a pair of roommates, this two bedroom pares things down to the essentials with a tiny kitchen, small seating area and intimate dining room. Not all two bedrooms have to give equal treatment to both of the rooms. Here, the preferable room is clearly the one with private access to the balcony space, while the other room that sits next to the laundry is not exactly ideal Whether you’re three college students wanting to share an apartment or a pair of parents with twins, this two bedroom setup is perfectly sized. On an upper level of an apartment building, you want to be sure to include plenty of windows. Here, both bedrooms have natural light coming in, though the back corner room is decidedly smaller. This arrangement keeps sound transfer between the two bedrooms at a minimum by giving the shared walls over to each room’s respective closet. The bedroom in this layout are separated by a bath, which makes for an ideal situation for private when it’s necessary. The common areas allow for togetherness, as well. Here we show you DIY friends how to tell if a wall is load bearing, and we explain the physics and engineering behind load bearing walls, and break down each of the components of a stud wall for you in this bearing wall design example, like jack studs and kind studs, both important parts of your load bearing wall framing. If you are about to take down your wall in the kitchen to open up the kitchen to the living room, you need to know if that is a • bearing wall structure because you can't just demolish that wall, there are certain bracing precautions you must use prior to load bearing wall removal. So at this point, you really have to study and learn how to know if a wall is load bearing. A load bearing wall is a wall that directly bears the point load weight of the roof trusses or a second floor above it. If it is a true load bearing wall, then usually the floor joists of the attic above your wall will sit with one end of the joist on the top of your stud wall, and so people remodeling a house need to determine if the wall is load bearing or not. If you see a floor joist end on top of your stud wall, then it is a load bearing wall, and you know you can't just remove load bearing wall until you put the new framing in. The strict definition of the load bearing wall is if the ends of a roof truss or floor joists sit on top of your stud wall, then you know there is a point load going down to ground. But what if the joists are just traveling across the top of your stud wall, and the joists are supported on both ends of the house, is your wall still load bearing? In this potential bearing wall design example, opinions vary. It's a tough question, not everyone is a structural engineering expert. I witnessed 2 contractors debating over whether this was a load bearing wall. Some people say yes these are load bearing walls, and some say no. But you cant go wrong in treating it as a load bearing wall, and just make sure you don't take the whole wall down at once. But if it is a load bearing wall, you need to build bracing to support the floor joists or other loads above prior to removing any studs from this wall. Also the header over the door should be made of two 2x6 pieces of wood nailed together and mounted so the 6" tall part should be the header over the door top. You may need a 1/2" thick filler piece nailed between them. This is what I think is the funny part, you have to build a bearing wall framing structure in order to take down a load bearing framing structure. Load bearing wall removal If the wall is load bearing, then you cannot just start pulling studs out of it to open up your kitchen for that open concept look because then the load, which is your roof or second floor, could come crashing down. You need to build a temporary stud wall and mount it pretty close to your load bearing wall to support the ceiling structure above it before you can remove that load bearing wall. At the risk of sounding repetitive, do not remove any load bearing walls unless you have some type of shoring or temporary bearing wall framing installed. You have to install a load bearing wall to remove a load bearing wall. Sounds counter-intuitive, but think of this temporary bearing wall as a stunt double for the original. Based on the information in this video, you'll be able to quickly determine whether your wall is load bearing or not, and see the necessary anatomy of what a properly framed door cut out should look like to create a cutout for a door in a load bearing wall. Once you decide to cut out a door frame into the wall, this video also shows you the anatomy of the stud wall framing, and discusses the wall framing, the header board, the jack stud, and the king stud, all components in involved in framing a door into the middle of stud wall framing.

When you install a ceramic , porcelain or marble tile on a floor, one of the first things that needs to be done is to determine how square a room is, which walls are parallel, which walls are square and which are out of square. The reason to do this is so you will get even and consistent cuts along a wall, and you don't end up with wedge type cuts that turn into slivers. From my experience, no room is ever built perfectly square, there is always at least one wall that is out of square and in older homes rooms are usually pretty far out of square. In this video I show how to "Square Off a Room" using a 3-4-5 right triangle method, which comes in handy when a laser square or some other modern aid is not available. Knowing how the walls are oriented to each other will help with a tile layout to prevent unexpected unsightly wedge cuts. One of the worst mistakes that can be made is to assume that a wall is square to another, start with a full cut and then to find that the wall is out of square and you start to get an increasing distance between the wall and the tile and end up with small wedge tile cuts to fill the gap.
